Despite over 3 feet of snow falling this winter, our tenants have found clean parking lots every morning! Not everyone can say this! We’re proud of our commitment to help our clients run successful business, regardless of the weather.
As a new member of the Prince William Regional Chamber of Commerce, Bill Lynch of I-95 Business Parks Management found himself immediately introduced to a key benefit of membership-making connections that can help grow your business. Bill had recently decided to offer value added features in the office his company manages, such as data, telephone and CATW wiring, as well as optional cubicles, desks and chairs.
“These offerings would save the short term contractors and small business clients a disproportionately large investment of time, energy and capital,” says Bill. “Our concept was that we wanted to offer a small office suite with a shared conference room on a ‘Plug and Play in a Day’ basis.”
So when Bill attended the Chamber’s Member Orientation, it was fortuitous that the event sponsor was Comcast, represented by Steve Barksdale. As soon as Bill heard Steve talk about Comcast business services, a partnership was in the making.
Bill learned from Comcast “Business Class” services include phone, high speed internet, television and other data services. Comcast technicians seamlessly get things going, whether connecting to existing lines or wiring a building from scratch.
After the orientation, Bill approached Steve about his plan for Plug and Play office space and things moved quickly from there. Steve coordinated the installation process for the first project, which was completed one month ahead of schedule.
“We were able to get a tenant moved in to a brand new 1500 square foot suite that was not only fully furnished, but also fully pre-wired with phone and data service from Comcast,” says Bill. The partnership continues to flourish.
“I-95 Business Parks have secured several tenants and we have received approval to extend our plan to other buildings that they own and manage,” says Steve.
“Being a member of the Region’s Chamber allows you to meet and get to know your collaborators and see them operate in another dimension of the business world. It is a way to meet new folks and develop relationships,” said Bill of the partnerships he has developed through his membership in the Prince William Regional Chamber of Commerce.

It looks like what once was a 107-acre hog farm in Fairfax County is about to go whole hog with new commercial development.
Gunston Commerce Center, which got under way five years ago on property the developer's family farmed for decades, is getting set for three new buildings in addition to the three already open at the site -- one of the last large pieces of developable land along the Interstate 95 corridor in Northern Virginia.
When the property is eventually built out, it's expected to contain 15 buildings with a total of 1 million square feet in "flex" structures, which generally are buildings that combine warehouse or other industrial space with room for small offices.
Gunston Commerce Center "is by far the largest single-story development in Northern Virginia," says Dennis Flynn, a senior vice president of Transwestern Commercial Services (www.transwestern.net), the leasing company for the project, which already has attracted tenants such as Northrop Grumman and the U.S. Drug Enforcement Ad-ministration.
"We're about the only new development in town for any tenant looking for a large block of space" ranging between 20,000 and 150,000 square feet, Flynn says.
Along I-95 in Fairfax County "the land that is left is in very small lots" says Bill Lynch, managing partner at Colchester Land Co. of Lorton (www.i95businessparks.com), the owner and developer of Gunston Commerce Center. "There's very little left along I-95 suitable for new construction."
