
CHRISTMAS COMES LATER...
On December 7, (yes, Pearl Harbor Day), a high profile government client came to us with a requirement for 30,000 sq. ft. of fully conditioned space for their secure archives of classified documents. Unfortunately, they needed to occupy the space within 43 calendar days.Although the shell space was immediately available, the thought of negotiating a detailed GSA lease, specifying the unique requirements of this user and delivering on a no excuses basis was daunting.
Construction began on December 15, a lease was signed on December 22 and the client was able to occupy the space with 80 tons of new air conditioning on January 17. Our team didn't celebrate Christmas and New Years that year until after our client moved in.
CHANGING A TIRE ON A MOVING CAR...
In the summer of 2001, construction on the second building of Land Bay A of Gunston Commerce Center began. This 112,000 s.f. reinforced concrete building had 24 - foot clear ceilings and we anticipated a multi-tenanted building. One month into the project, the client came to us with a requirement for a 47,000 s.f. specialized facility within this building.
Without stopping the project, we redesigned one end of the building to lower the finished floor slab 4 feet in order to accommodate their unique needs for laboratories, technical work areas and specialized garages. This required that we re-order structural steel for one half of the building while continuing the construction of the other half at full speed. Our project manager grumbled that this was like changing the tire on a moving car. Our client took occupancy 8 months after construction began.
ON SHORT NOTICE...
In October of 2004, we had a client bidding on a contract renewal to supply logistical services for the Department of Defense. The contract required they provide 60,000 sq. ft. of secure high bay warehouse space. Their existing landlord was unwilling to extend their contract, and on November 8 they were notified that they had won the contract and had to move out of the space within 23 days.
Building Four in Land Bay B had just been completed, and we were able to design and install the proper power, lighting and security as well as obtain the requisite permits to enable the client to successfully occupy the premises on schedule. Their requirements for office space in the same building were met within 60 days of their first occupancy.
